Green Hills Is an established, suburban neighborhood of Nashville, located south of Downtown, that is in close proximity to three universities - Vanderbilt, Belmont and Lipscomb. One of Nashville’s largest and most prominent neighborhoods, it contains a mix of both residential and commercial properties. Most of Green Hill’s residences feature ranch style houses on large lots, with much of this development occurring in the mid-twentieth century. The center of Green Hill’s commerce is Hillsboro Pike. A few notable places on the road include the upscale and newly renovated Green Hills Mall which features a four-story Restoration Hardware, Nordstrom and an Apple Store and the legendary Bluebird Cafe.

One of the defining forces in Green Hills real estate is the teardown. Original mid-century homes increasingly sell for the value of the land under them, replaced by substantially larger new construction or where zoning and lot configurations allow, multiple new residences. It's common to see an original ranch or cottage on the same street as a newly built luxury home at a dramatically different price point. The result is a wide range of houses and prices, where the cost of an older home that needs significant work can rival the price of a finished house in other parts of Nashville.
Where you are in Green Hills can completely change what it feels like to live there. Hillsboro Pike brings traffic, but it also puts residents near one of Nashville's largest concentrations of shopping, restaurants, services and everyday conveniences. Move onto the residential streets and Green Hills feels totally different with mature trees and established lots altogether removed from the commercial activity only a few blocks away.
New construction at the top of the Green Hills market can also behave very differently from the rest of the neighborhood, particularly when ambitious pricing pushes beyond what buyers are willing to pay. Buyers may also encounter homes sold privately or through agent networks before reaching the broader market. If you're seriously shopping in Green Hills, make sure to look beyond the listing itself as the lot, zoning, surrounding development and even what could eventually be built next door can matter considerably.
